This project consisted of tenant improvements of approximately 20,000 SF in an existing two-story 91,000 SF building. The scope included renovating and reconfiguring existing offices, replacing the existing ceiling grid, and replacing the lighting to conform to new Title 23 requirements. This included replacing 962 fixtures with new LED fixtures, lighting sensors, and new receptacles. A new 80K UPS system was provided and installed. A new glass wall system was installed at the second floor. A large conference room was created including an operable wall system. Plumbing fixtures were upgraded including demolition and replacement of 42 water closets, urinals and lavatory slush valves and faucets. The fire sprinklers were reconfigured to accommodate the new layout. An existing FM200 clean agent suppression system was retrofitted for the IT room. A new fire alarm system was installed that included full area smoke detection, evacuation horn strobes, water flow and water shut off monitoring and elevator recall and air handler shutdown. A complete new security system was installed including 41 new cameras. An integrated access control/intrusion system was provided at the new doors. The existing HVAC system was reconfigured and upgraded including 10 new VAV boxes with accompanying ductwork and hot piping to accommodate the required air distribution. The controls upgrade consisted of replacing all existing Siemens controllers, thermostats and VAV boxes reheat valves.
