Located adjacent to an existing DreamWorks office in Redwood City, the transformation of this previously unoccupied office building required extensive modifications and improvements to bring it up to the high standards of a PDI/DreamWorks Animation Studio. Balancing the need for sophisticated technical systems and spaces within the established budget for this project required partnering and cooperation between the client, contractor and architect. This five-story, 200,000 SF building features a new screening room, digital daily review rooms, data center, voice and motion capture rooms, HP Halo conference rooms, a new servery and commissary. A complete exterior modification package was added on to the project prior to completion. The package included colored hardscape, all new landscape and a patio with an aluminum and glass canopy and an integral natural gas heating system. Delivering the project within an aggressive seven month fast-track schedule has allowed for six months of construction and one month phased turn-over to relocate staff , FF&E and facilities.
